STRUCTURE
The two-story masonry building, located at 1518 Washington Avenue was owned and run by the Gaudenzia Foundation. The first floor was used as a counseling and group meeting area, while the second was unoccupied.
CHALENGE
The building had not been updated for a number of years and the Foundation had requested a programmatic change to accommodate extended stay counseling. The second floor required a complete renovation, including the installation of automatic sprinkler system and mechanical equipment.
SCOPE OF SERVICE
- Prepare schematic design options for the new residents; including areas for administrative offices, large dining space and kitchen, lounge areas for the residents, a nurse’s station, six group-bedrooms, and one ADA accessible unit on the first floor.
- Provide construction documents and project oversight for the approved option presented.
SOLUTION
- Circulation patterns were altered to meet current safety codes for egress and an automatic sprinkler system was installed.
- The kitchen area was enlarged to accommodate a large eat-in section.
- Lavatory and shower areas were updated to accommodate the increased population, including a laundry area.
- Roof hatch was replaced to provide easier access to the rooftop mechanical units.
