STRUCTURE
The Philadelphia Watch Case Company Building is composed of a mixture of brick, reinforced concrete, and glazed terra cotta, and is constructed with reinforced concrete columns, girders, and thick slabs.
CHALLENGE
We were retained by our client to inspect and assess the moisture infiltration concerns at the Philadelphia Watch Case Company Building. Recommended repairs are part of an intermediate maintenance plan to prevent further deterioration of the building until its renovation date which is slated to take place in the next three years.
SCOPE OF SERVICE
- Inspect and assess the existing structure, including roof, above ground drainage, fenestration, and façade.
- Provide improvement recommendations that will stabilize the building until it is renovated in the next three years.
- We identified the deficiencies related to each element, recommended repairs, and assigned a degree of priority to each problem.
SOLUTION
- The windows on the unoccupied floors should be securely boarded up to prevent water entry.
- The existing rolled felt roof should be taken up as its edges are currently peeling and blocking the storm water drain paths.
- Install a two-ply hot mopped asphalt roof to protect the structure over the next several years prior to renovation. At which time, we recommend installing a 30 year EPDM roofing membrane.
- Install nylon netting or straps, capable of withstanding 100 psf, to tie back and secure loose pieces of terra cotta in the short term.

The Philadelphia Watch Case Company Building is listed on the National Register since January 1978. |
