RITTENHOUSE SAVOY CLIENT The Owners Association of the Rittenhouse Savoy LOCATION Philadelphia, Pennsylvania STRUCTURE S. Harris Ltd. was retained by the Owners Association of The Rittenhouse Savoy in 2005 for architectural and engineering services related to the exterior envelope of The Rittenhouse Savoy. The investigation evaluated the condition of the exterior envelope and provided recommendations for remedying the problems related to the water infiltration through the facade. CHALLENGE In order to repair the building and to create a durable and protective envelope for the Rittenhouse Savoy building, we conducted a thorough examination & analysis of current conditions for which we provided a detailed survey and report. Included in the report were drawings documenting the exterior envelope construction and conditions, as well as weather pattern data to illustrate why some portions of the facade were fairing worse than others. Within our report we also examined and provided a method for phasing the recommended repairs so the work would not have to be funded all at one time. SOLUTION The proposed construction sequencing was phased in such a way that the zones of highest risk and damage would be repaired first, with zones of secondary and tertiary damage scheduled for repair at later dates with separate funding campaigns. To date, the owner’s association have been following our plan for continued monitoring and maintenance, while simultaneously setting aside funds for the recommended long term repairs. |
