STRUCTURE
The Sears, Roebuck & Company Retail Store is a two-story building constructed with a brick masonry envelope and steel framing with concrete ribbed floor slabs. Constructed in 1927, the building façade is of buff-colored brick with limestone ornamentation.

CHALLENGE

We were retained by our client to inspect and assess the overall building conditions and structural deficiencies of the building in order to provide recommendations for the rehabilitation or potential demolition of the building.

SCOPE OF SERVICE
  • Inspect and assess the existing structure, including exterior façade, fenestration, roof, and interior structural members of the building.
  • Provide recommendations for five alternatives relative to the potential reuse of the building, or a portion thereof.
SOLUTION
  • We assembled a comprehensive report elaborating on all observed conditions in the field complete with photo documentation of each deficient feature.
  • The building can be reused; however, after analyzing several alternative options, we have come to the conclusion that any attempt at reuse of the entire building would make the site very difficult to market and to efficiently get the best value for the property as a whole, prohibited by the costs involved.
  • In general, we recommend that the building be documented to HABS/HEAR standards and that any remnants, such as signage, be retained for posterity and offered to a local historical society or museum for exhibition use.
HISTORIC STATUS
The Sears, Roebuck & Company Retail Store has been listed on the National Register of Historic Places since 2000.
